Roof Repair Cost Calculator

Roof repairs are priced from a short menu — what failed, how much roof the fix disturbs, and how hard the roof is to work on — which is why quotes for the same leak can differ by hundreds of dollars. This calculator prices shingle, flashing and flat-membrane repairs the way roofers bid them, adds the after-hours premium if water is coming in tonight, and adjusts labor and materials for your state. If your repair quote is drifting toward a replacement quote, run the roof-repair-or-replace calculator before spending anything.

Roughly length × width of the disturbed section — about eight shingles is 25 sq ft.

Repairs must match what is on the roof — tile, slate and metal need specialists.

Above 8:12 crews tie in with harnesses — work slows and bids rise.

Ladder and staging time grows with every floor.

Adds plywood replacement at about $3.50 per sq ft of repair area.

Adds the greater of $150 or 30% of labor — typical of unscheduled call-out pricing.

What this estimate assumes

  • Scope: repairing a 150 sq ft section of architectural asphalt shingles (shingle), walkable (3:12–5:12), single-story access.
  • Includes the minimum job fee most roofers charge for trip, setup and leak diagnosis ($150–$300; modeled at $175).
  • The low/high band is a uniform −20% / +35% spread around the computed typical — the range between a competitive bid and a high-cost metro or complex job. It is an estimate, not a quote.
  • Labor dollars (service call, repair labor, emergency premium, permit) scale with your state's labor index; materials and decking with its materials index.
  • Excludes full roof replacement, structural truss repair, interior water-damage restoration, mold remediation and skylight unit replacement.
  • Adds a repair permit — most towns require one once a repair passes about 100 sq ft of roof area.

60 linear ft — chimney plus a valley (repair total)$1,610$2,020$2,720
Full replacement — old metal out, new step/counter flashing in, shingles re-sealed — on an architectural-shingle roof. A vent-boot swap is cheaper ($75–$150) because no metal is replaced.
Scheduled visit vs emergency call-out
ProjectLowTypicalHigh
Scheduled weekday repair (repair total)$960$1,200$1,620
Emergency / after-hours call-out (repair total)$1,120$1,410$1,900
The same 150 sq ft shingle repair with and without after-hours service. For a leaking roof waiting on a crew, an emergency tarp at $1.00–$2.80 per sq ft is the cheaper stopgap.

Frequently asked questions

How much does roof repair cost in 2026?

Angi and HomeAdvisor put a typical repair at $379–$1,758 with a national average of $1,060. This model prices the benchmark job — a 150 sq ft shingle section, walkable roof, material matched — at $1,198, from $319 for a few-shingle spot repair up to several thousand once decking, steep access or multiple areas are involved.

Why was I quoted a minimum charge just to look at a two-shingle problem?

Roofers charge minimum job fees of $150–$300 to cover the truck roll, staging and finding the actual entry point of a leak — the visible spot is often feet away from where water gets in. This estimate includes a $175 service call on every job. Vent-boot swaps ($75–$150) are one of the only true micro-repairs priced below the minimum.

How much more does emergency roof repair cost?

On the benchmark job, after-hours service adds about $208 ($1,198 → $1,405). HomeGuide reports roofers charge $200–$300 extra, or time-and-a-half, for unscheduled and 24-hour calls — up to double during an active storm. If a crew cannot come for days, an emergency tarp runs $1.00–$2.80 per sq ft and can be rolled into the repair.

Does homeowners insurance cover roof repair?

Usually only for sudden, accidental perils — hail, wind-lifted shingles, a fallen limb. Wear-and-tear, old-age failure and deferred maintenance are exclusions, and carriers increasingly settle older roofs on an actual-cash-value basis: they deduct depreciation, so the check covers the prorated remaining life of a 15-year-old roof rather than the full repair — the same remaining-value math our roof-repair-or-replace calculator runs. Document damage with photos before any tarp or repair goes on, keep the invoice, and remember your deductible may exceed a small repair — claims for sub-$1,500 jobs often cost more in premium increases than they return.

When is repairing the roof not worth it anymore?

HomeGuide's replacement thresholds: the roof is past ~20 years old, the repair quote exceeds ~$3,000, or damage covers more than ~25% of the surface. At that point patching buys months, not years — run the numbers in our roof-repair-or-replace calculator before committing either way.

Do the repair shingles have to match my existing roof?

Yes — and it drives price. Asphalt repairs must match shingle weight and profile (3-tab patches onto architectural shingles show and shed water differently), and manufacturers discontinue colors, so crews sometimes harvest donors from a hidden slope. Metal, tile and slate repairs need the specialist who installed them — that is why a tile repair in the table above runs far above asphalt for the same footprint.

Why did two roofers give me completely different quotes for the same repair?

Because "the same repair" usually isn't. Bids diverge on five things this calculator prices separately: how much roof the fix actually disturbs (a leak's entry point is often feet from the visible stain, so one roofer's 25-sq-ft fix is another's 150); whether the decking under it is sound ($3.50/sq ft here when it isn't); the material match — tile and slate need the specialist who installed them, which is why the table prices the same 150 sq ft several times higher than asphalt; access (+12%/+28% labor at 6:12 and 9:12+ pitch, +8%/+18% per added story); and timing (the after-hours premium). When two bids differ by 2×, ask each to itemize scope, decking, material match and access — the low bid is usually quietly pricing a smaller discovery.

Can I repair my own roof?

A sealant or patch-kit fix of a small leak on a single-story, walkable asphalt roof is a realistic weekend job. Note that this page's low end (−20%) approximates a bare-bones professional bid, not a DIY parts bill — labor is most of a repair quote, so a true DIY job can come in well under the low column. Beyond that the math turns: falls from roofs cause a large share of home-maintenance fatalities, a botched patch can void a remaining shingle warranty, and misdiagnosed entry points are the most common reason 'fixed' leaks return in the next rain.

How this estimate is calculated

These notes are written for this tool alone: where its base prices come from, how the low–high window is derived, and what the figure deliberately leaves out.

  • Scope drives the model: shingle and flat repairs are priced per roofing square (100 sq ft) of disturbed roof; flashing is priced per linear foot of metal, the way crews measure chimneys, valleys and skylights.
  • Base rates are 2025–2026 national data (HomeGuide, 2026): section re-shingling $350–$1,000 per square by material, flat/rolled membrane $250–$1,000, flashing repair $200–$500 and full replacement $500–$1,500+, roof deck $200–$500 per 100 sq ft, minimum job fees $150–$300. Angi/HomeAdvisor data (via Bob Vila) put typical repairs at $379–$1,758 with a $1,060 average.
  • Materials are modeled at 40% of a shingle repair and 35% of a flat-membrane repair — HomeGuide reports labor is 60%+ of roof-repair cost, with roofers billing $40–$100 per hour.
  • Labor carries the site's standard access premiums: +12% at 6:12–8:12 pitch and +28% at 9:12+, plus +8%/+18% for two- and three-story staging. Tile and slate add 30–45% to flashing work.
  • Decking replacement adds $3.50 per sq ft of repair area; a permit ($160, inside HomeGuide's $70–$250) is included once a repair passes ~100 sq ft of roof or 40 linear ft of flashing.
  • Emergency/after-hours service adds the greater of $150 or 30% of labor — bracketing HomeGuide's +$200–$300 / time-and-a-half and Bob Vila's up-to-double mid-storm pricing.
  • Low/typical/high is a uniform −20% / +35% spread around the computed typical. Excludes full replacement, structural truss repair, interior water-damage restoration, mold remediation and skylight unit replacement.
