Pest Control Cost Calculator

Exterminators quote the same house wildly different numbers depending on what's living in it — a one-visit ant perimeter run, a three-pass German cockroach protocol, and a bed bug program are three different jobs with three different price tags. This calculator prices it the way a technician writes the ticket: pest, how established the infestation is, how many visits the treatment needs, how big the house is, and whether sealing entry points (exclusion) beats paying for re-treatments. Run it before taking the first quote, and compare one-time pricing against a quarterly or monthly plan for the full first year.

Bed bugs are priced as a multi-visit chemical program; severe cases may need heat treatment (see FAQ).

Severity sets technician hours and product volume on the first visit.

First visit + follow-ups for one-time jobs — roach protocols usually run 2–3 visits, wasps usually 1. On quarterly/monthly plans the schedule sets the visits (4/year, or ~11 monthly after the clean-out).

Bigger footprints need more product and more technician time per visit.

The fix that ends recurring rodent and wildlife bills instead of re-baiting every season.

Plans bill scheduled visits at flat rates after the initial clean-out; total shown is the first year.

What this estimate assumes

  • Range is 80%–135% of the computed typical — flat-rate national chains and light, easy-access jobs land near the low end; heavy infestations, tight crawlspaces and after-hours or same-day service push toward the high end.
  • First visit priced at $150 national midpoint (cockroaches × active, contained to one area × 1,000–2,000 sq ft); each follow-up bills at ~55% of the first visit ($83).
  • One-time jobs typically carry a 30-day re-treat warranty — if the pest returns inside the window, the callback visit is usually free; confirm the term in writing.
  • Treatment dollars scale ~70% labor / 30% materials: labor lines use your state's labor multiplier, pesticide and exclusion materials its materials multiplier.

Frequently asked questions

How much does an exterminator cost per visit?

HomeGuide's 2026 pricing puts a one-time visit at $100–$600 and ongoing plan visits at $40–$75. This model prices a first treatment visit at $150 for a moderate cockroach job in an average-sized home, and the multipliers show where your own quote will land: the same roach job in an under-1,000 sq ft home runs $135 (×0.9), while a severe, established infestation pushes the visit to $195 (×1.3). The low end of one-time pricing is a single, easy-access problem (one wasp nest, one ant trail); the high end is a whole-home clean-out.

Why do roaches need more than one treatment?

German cockroaches hide egg cases that survive the first pass and hatch in roughly two weeks, so effective protocols are bait-based and re-visited 2–3 times rather than sprayed once. That is why the default here is a first visit plus follow-ups at ~55% of the first visit's cost — $315 all-in versus $150 for a single pass that usually doesn't finish the job.

Is a quarterly pest control plan worth it?

If pests are a recurring problem, yes: a quarterly contract runs about $650 for the first year including the initial clean-out (renewal years are less), covers free re-treats between visits, and beats paying $315 per one-time incident after the second or third call. If you've had one isolated event in years, pay per visit instead. Published plan pricing runs $40–$75 per monthly visit; quarterly plans average ~$550 a year for full coverage.

How much does bed bug treatment cost?

A two-visit chemical program for a moderate, whole-home case prices near $1,473 here — inside HomeGuide's $1,000–$2,200 whole-home average ($300–$500 per room; Fixr quotes $200–$600 per room, from $250 for tiny caught-early jobs to $8,000 for severe ones). Severe infestations often need whole-home heat treatment at $2–$3.50 per sq ft — roughly $4,000–$6,000 — which no plan covers; bed bugs are always quoted as a program, never per month.

Is rodent exclusion worth the extra $300–$800?

Usually, yes. Trapping alone is a subscription — the next mouse follows the same gap. Sealing entry points runs $300–$800 (HomeGuide: $100–$500 for a single entry point, $500–$1,500 for multiple), roughly the cost of 2–4 rodent service calls, and it ends the cycle instead of restarting it each fall. It is the one add-on this calculator recommends for any rodent job.

Do I have to leave the house during treatment?

For standard gel-bait, dust and crack-and-crevice work — no; people and pets stay out of the treated rooms until dry, typically 2–4 hours, and fish tanks get covered with pumps off. Whole-home flea or bed bug heat treatments are different: everyone (including pets) out for 6–8 hours, and you'll prep by bagging linens and pulling clutter first. The prep matters beyond convenience on roach jobs, too — clearing under sinks and decluttering is the sanitation work a severe infestation needs for baits to work, which is exactly what the severity multiplier in this calculator prices: pay a little in elbow grease yourself and your quote stays nearer the moderate tier.

Why is my quote higher than this estimate?

Common, legitimate reasons: the quote includes whole-home heat treatment for bed bugs ($4,000–$6,000), the infestation turns out to be severe with sanitation work included, your state or metro carries higher labor costs (this calculator adjusts for that — check the state field), or it's a same-day/emergency visit with a surcharge. Quotes well above the range for a simple ant or spider job deserve a second bid.

How this estimate is calculated

These notes are written for this tool alone: where its base prices come from, how the low–high window is derived, and what the figure deliberately leaves out.

  • The model prices a pest control ticket line by line: pest type × severity × home size band for the first treatment visit, follow-up or scheduled plan visits at their own rates, and exclusion work as a separate add-on.
  • Base rates are 2025–2026 national data: $100–$600 per one-time visit and $40–$75 per monthly plan visit (HomeGuide, 2026); ants/spiders/roaches at $100–$180 per appointment and rodent control at $150–$600 (Better Termite's 2026 plan-price guide); cockroaches $100–$600 and bed bugs $300–$500 per room (HomeGuide pest prices); bed bug chemical averages $1,000–$2,200 whole-home with heat at $4,000–$6,000 (HomeGuide), $250 for small to $8,000 for severe cases (Fixr).
  • First-visit midpoints by pest: ants $125, spiders $125, roaches $150, wasps $175, rodents $200, bed bugs $950 per chemical visit; severity multiplies by 0.8 / 1.0 / 1.3 and the home-size band by 0.9 / 1.0 / 1.15 / 1.3.
  • Follow-up re-treatments bill at ~55% of the first visit (shorter re-baiting visits); on plans, the first year schedules 4 quarterly or ~11 monthly visits after the initial clean-out, billed at flat national midpoints of $125 quarterly / $58 monthly — anchored to published $40–$75 monthly per-visit pricing and ~$550/year full-coverage plans.
  • Every estimate shows low/typical/high at 80% / 100% / 135% of the computed typical — competitive flat-rate bids to heavy-infestation, hard-access or after-hours service.
  • Treatment dollars split ~70% labor / 30% materials (insecticides, baits, monitors) and exclusion ~65% labor / 35% materials (sealants, hardware cloth, door sweeps); labor lines scale with your state's labor multiplier, materials with its materials multiplier.
  • Excludes: whole-home bed bug heat treatment, termite work and warranties (see the termite calculator), wildlife trapping and removal, mosquito yard programs, commercial properties, and structural repairs beyond sealing.
