LVP Flooring Cost Calculator

Luxury vinyl plank is waterproof, pet-hard, and a fraction of the price of engineered wood — but quotes for the same 500 sq ft routinely swing by thousands of dollars. The spread comes from wear-layer tier, what the subfloor is hiding, and how much demo stands between the crew and the slab. Set the inputs to your actual rooms and every line item rebuilds at your state's labor and material rates.

Finished area to cover — measure length × width per room and add rooms together.

Bands from HomeGuide's 2025–26 guide (full range $2–$10/sf); each tier prices at its band midpoint.

Glue-down adds about 35% labor — standard for sunrooms, trailers, and heavy commercial traffic.

Always required over concrete; condos and second floors usually mandate an acoustic rating.

Includes haul-away. LVP can float over some hard floors if they are flat, but door and transition heights usually force removal.

Soft or water-damaged patches to replace — probe under carpet at entryways and around toilets.

T-moldings, reducers or thresholds where the floor meets another surface — roughly one per doorway.

Treads + risers; a 13-step straight flight is typically 60–80 sq ft.

What this estimate assumes

  • Low and high are 80% and 135% of each line's midpoint — the spread we see between contractor quotes on identical scope.
  • Plank quantities include 10% cutting waste for a straight layout; diagonal or herringbone layouts need 15–20% and will run above the high end.
  • Excludes floor leveling beyond spot patches, furniture moving ($25–$75/room), baseboards and shoe molding, and slab moisture-mitigation coatings.

Frequently asked questions

What does LVP flooring cost per square foot installed?

National guides put installed LVP at $4–$13 per square foot (Forbes Home) or $4–$16 (HomeGuide), with materials at $2–$10/sf and labor at $2–$7/sf. For a typical mid-tier click-lock install over a sound subfloor with nothing to demo, this calculator lands around $7.50–$8/sf — inside every published band.

Is floating click-lock or glue-down cheaper to install?

Floating click-lock is the cheapest: the floor snaps together over underlayment with no adhesive. Glue-down adds a full-spread adhesive and trowel work, which this calculator prices at about 35% more labor. Glue-down earns its cost in sunrooms, mobile homes, and commercial spaces where the floor must not move.

Do I need underlayment if my planks have an attached pad?

No — planks with an attached pad go down as-is, which is why most mid-range and premium products have one. If your planks are bare, add a separate 1–2 mm foam roll ($0.40–$0.80/sf per Forbes). Over concrete or in condos, step up to a 3 mm acoustic underlayment: associations typically require a minimum IIC rating, and the material runs about $0.80–$1.50/sf.

How much extra do LVP stairs cost?

Stairs are the slowest square footage on the job — every tread and riser is cut individually and needs a stair-nose cap. Installers charge roughly 2.5× the flat-floor labor rate for them. A 13-step straight flight is typically 60–80 sq ft of tread-and-riser area, which adds several hundred dollars over the same area on a floor.

Can LVP go over my existing floor instead of removing it?

Sometimes. Floating LVP can install over hard, flat, well-bonded surfaces like old sheet vinyl or ceramic, and that saves the removal line entirely. It fails when the old floor is loose, cushioned, or uneven — and even over tile, the added height creates problems at doors, appliances, and transition strips. Carpet always comes out first.

How much does subfloor repair add to an LVP project?

HomeGuide prices subfloor repair at $2.20–$4.75 per square foot, with typical patch jobs running $440–$1,200. Check for soft spots before the crew arrives — especially at exterior doors, around toilets, and under old carpet — because manufacturers void the warranty when planks are laid over a bouncy or damaged subfloor.

How long does an LVP installation take?

HomeGuide puts most residential installs at 1–2 days. A floating click-lock job over a prepared subfloor moves fast — a two-person crew can lay 500–1,000 sq ft in a day, so a 500 sq ft area is often a single day. Glue-down takes longer because the slab must be clean, flat, and dry before adhesive is spread, and a freshly glued floor needs overnight cure before furniture rolls back on. Either way, planks should acclimate in the room for about 48 hours first.

Is DIY-ing LVP worth the savings?

Click-lock LVP is the most DIY-friendly floor on the market, and Forbes estimates pro installation adds $300–$1,100 per room in labor. The catch is where DIY jobs go wrong: stairs, transition strips, and skipped subfloor fixes. A first-timer should budget a full weekend for one 12×15 room — tear-out, undercutting the door casings, and getting the first rows square take longer than the clicking itself. If your project is a simple rectangle with an attached-pad plank, DIY is realistic; add stairs or demo and a pro quote gets harder to beat.

How this estimate is calculated

These notes are written for this tool alone: where its base prices come from, how the low–high window is derived, and what the figure deliberately leaves out.

  • Material and labor midpoints come from HomeGuide's 2025–26 LVP cost guide (materials $2–$10/sf, labor $2–$6/sf, $4–$16/sf installed) and Forbes Home's vinyl plank guide (labor $2–$7/sf, $4–$13/sf installed); each tier prices at the midpoint of its published band. Angi's 2025 figure of $5.50–$15/sf installed corroborates the top tiers.
  • Removal rates are HomeGuide's carpet figure ($0.70–$1.60/sf) and Forbes Home's hard-surface figures ($1–$4/sf, tile up to $6/sf); subfloor spot repair uses HomeGuide's $2.20–$4.75/sf, split into patch materials and labor for regional scaling.
  • Transition strips are priced at $25 installed per opening (about $10 material + $15 labor) and the stair labor premium at 2.5× the floor rate — FixTally trade estimates, the least-sourced inputs in this model, flagged as such in the add-on table.
  • Every line's low and high are 80% and 135% of its midpoint — the quote-to-quote spread on identical flooring scope. Lines scale with FixTally's per-state multipliers: planks, underlayment and patch materials with the materials index; install, removal and repair labor with the labor index.
  • Plank quantities include 10% cutting waste for straight layouts. Diagonal or herringbone layouts need 15–20% waste and will price above this tool's high end.
  • Excluded: floor leveling beyond spot patches, full subfloor or joist replacement, furniture moving (HomeGuide: $25–$75/room), baseboards and shoe molding, and slab moisture-mitigation systems — all common add-ons on older homes.
  • Jobs under roughly 150 sq ft are usually quoted as a $400–$800 minimum rather than per square foot, so the linear math can understate a single small room.
