Does a basement bedroom legally need an egress window?

Yes — the IRC requires an emergency escape opening in every sleeping room, with a sill no more than 44 inches above the floor. Appraisers won't count the room as a bedroom without legal egress, so skipping it erases the value you were building. Budget $2,500–$5,500 per window installed; this model carries $4,000.

Should I waterproof before finishing?

If the space has ever shown water — damp walls, efflorescence, a past flood — yes, before a single stud goes up. An interior drain system with a sump runs about $5–$10 per sq ft ($2,300–$7,575 in BobVila's 2025 pricing, ~$4,920 average). Finishing over an active leak means tearing out new drywall and flooring twice.

How much does a basement bathroom cost to add?

This model prices a half bath at $8,000, a three-quarter with walk-in shower at $14,000, and a full bath at $18,000. Block Renovation publishes $10,000–$25,000 and Fixr $20,000–$30,000 for new basement bathrooms — their figures assume higher-end finishes and often a sewage ejector pump, which adds $1,500–$3,000 when fixtures sit below the sewer line.

Is finishing the basement worth it for resale value?

Block Renovation cites homes recouping 71–86% of a basement remodel at resale, and the case starts with how cheap the space is: our 800 sq ft default finish prices at about $29 per sq ft of new living area — a fraction of the $100–$300 per sq ft that building brand-new ground-floor space runs (Fixr, via the home-addition calculator). A legal bedroom and full bath recover the most because appraisers count them as bedrooms and bathrooms; a dark, unpermitted, low-ceiling space recovers the least because none of it enters the appraisal as finished square footage.

What ceiling height does code require for a finished basement?

Habitable space needs at least 7 ft of ceiling (with limited beam/duct exceptions), per Fixr's code summary. Under that, contractors box ducts into soffits — this model prices that at $1,644 extra on the 800 sq ft default, a 15% multiplier on framing, insulation, drywall and the ceiling line — and the square footage still can't count as habitable at appraisal. If ducts force the height down, a drop ceiling is the cheapest way to dodge every duct in the path; if the slab-to-joist dimension is genuinely short, lifting the house is a structural project, not a finish.

Do I need a permit, and how long does the work take?

Permits run $200–$1,500 in most towns (Fixr) and are required for a habitable conversion — electrical, egress and framing all get inspected. Unpermitted basements come back to bite at appraisal or sale. Plan on 4–8 weeks of construction for a typical 800 sq ft finish once materials are ordered.
