Water Damage Restoration Cost Calculator

Water damage bills are driven by three things: what kind of water got loose, how long the drying equipment has to run, and how much carpet, hardwood and drywall has to be opened up. This calculator builds the estimate the way a mitigation company writes the work order — extraction crew, an air mover and dehumidifier fleet sized to your square footage, tear-out and rebuild lines, sanitation when the water is dirty — then adjusts labor and materials for your state. Numbers land within the ranges insurers actually pay, so a mitigation quote that doubles them deserves a second opinion.

Category 3 adds sanitation, containment, and replaces instead of dries hardwood.

Floor area where water spread — one wet room is usually 120–400 sq ft.

Deeper water means more extraction passes and more equipment per square foot.

Wet carpet in the footprint — pad is almost always replaced, carpet per the FAQ.

Clean/gray water is dried with mats and refinished; black water is replaced.

Perimeter getting drywall removed ~2 ft up, then rebuilt and repainted.

Most jobs hit dry standard in 2–4 days; soaked subfloor or black water takes 5+.

Mold starts inside 24–48 hours; prevention is far cheaper than remediation.

Rapid response usually pays for itself by shortening drying days.

Costs are adjusted for labor and material rates in your state.

What this estimate assumes

  • Range is 80%–135% of the computed typical — sharp competitive mitigation bids at the low end, after-hours response, tight access or hidden saturation at the high end.
  • Drying fleet sized at 1 air mover per 70 sq ft of wet surface (adjusted 1× for your water depth) and 1 LGR dehumidifier per 150 sq ft, rented at about $40/$95 per day.
  • Labor dollars scale with your state's labor rates; equipment rental, floor materials and containment with its material prices; disposal with labor (see the regional note under the results).
  • Excludes mold remediation after growth takes hold, contents and document drying, reconstruction beyond flood cuts and flooring replacement (cabinets, baseboards beyond the cut line, structural repairs), and any insurance deductible — see the FAQs.

Typical cost ranges

Cost by water category (300 sq ft affected area)
ProjectLowTypicalHigh
Category 1 — clean water (whole job)$3,080$3,850$5,200
Category 2 — gray water (whole job)$3,260$4,070$5,500
Category 3 — black water (whole job)$4,020$5,020$6,780
Same 300 sq ft job in all rows — up to 1 inch of standing water, 3 drying days, 120 sq ft of carpet replaced, a 30-ft flood cut, antimicrobial treatment. Black water adds sanitation, containment, and swaps hardwood rescue for replacement.
Cost by affected area (clean water, 3 drying days)
ProjectLowTypicalHigh
100 sq ft affected (whole job)$1,230$1,540$2,080
250 sq ft affected (whole job)$2,650$3,310$4,470
500 sq ft affected (whole job)$5,160$6,450$8,700
1,000 sq ft affected (whole job)$9,840$12,310$16,610
National-average labor and materials. Assumes 40% of the area is carpeted and a 2-ft flood cut along 1 linear ft of wall per 10 sq ft of floor.
What drying time does to the bill (gray water, 300 sq ft)

Frequently asked questions

How much does water damage restoration cost?

For a single-room-to-basement-size loss, plan on $3,849 — Angi's 2026 national average is $3,868 with most projects between $1,305 and $5,707, Fixr books $1,200–$5,000 around a $3,000 average, and HomeGuide pegs the typical job at $2,000–$6,000. Small clean-water dry-downs land under $1,500; the 300 sq ft black-water version of the default job prices at $5,024 before any contents are touched.

Does homeowners insurance cover water damage restoration?

Usually yes for sudden and accidental events — a burst supply line, an overflowing washing machine — minus your deductible, and insurers expect mitigation to start within 24–48 hours. Gradual leaks that seeped for weeks and surface flooding are normally excluded (flood needs a separate NFIP/private flood policy). Restorers bill insurers from Xactimate line items, so the cash-pay prices here are what you'd pay out of pocket or on a denied claim.

What's the difference between a water damage Category and Class?

Categories describe the water: Category 1 is clean (supply line), Category 2 is gray (appliance drains, shower water), Category 3 is black (sewage, rising floodwater). Classes 1–4 describe how far the water soaked in, from surface-wet Class 1 to deeply bound Class 4 that needs specialty low-humidity drying. Category moves the sanitation price, Class moves the equipment count and drying days — this calculator keys on category and depth.

How long does structural drying take?

Professional crews reach dry standard in 2–4 days on most jobs; soaked subfloors, plaster or category 3 losses stretch to 5–7. "Dry" is a moisture-meter reading against an unaffected control area, not how the surface feels, and equipment keeps running until the readings hit it. At 300 sq ft of gray water, going from 2 days to 7 moves the bill from about $3,684 to $5,634 — speed is money.

Can wet carpet be saved, or does it have to be replaced?

Clean water inside ~48 hours: carpet is usually dried in place and only the pad is swapped — pad is cheap, carpet is not. Gray water: pad is replaced and carpet is salvaged only with hot-water extraction and antimicrobial treatment. Black water: carpet and pad are always removed and discarded — there is no industry-accepted way to disinfect them. This calculator prices tear-out plus replacement for whatever carpet footage you enter.

Do I need a permit for water damage restoration?

Extraction, drying and flood cuts don't require permits anywhere in the US — mitigation crews can start the moment you authorize the work. Permits re-enter at reconstruction, which is exactly where this calculator stops: relocated electrical or plumbing, structural framing, or a rebuilt wet wall need them like any remodel, and restorers billing insurance carry the permit pulls as Xactimate line items. One legal trap in pre-1978 homes: disturbed paint triggers EPA RRP lead-safe work practices, which licensed restorers price into demo whether or not anyone mentions it.

When does water damage become mold damage?

Mold can colonize damp drywall, pad and paper-faced materials in 24–48 hours. That's why antimicrobial treatment at ~$0.75/sq ft is in this calculator — it's an insurance policy against a separate mold remediation project that runs $10–$30/sq ft. If growth is already visible or musty, you need remediation first: see the mold remediation calculator.

Is it worth paying an after-hours emergency call-out fee?

Restoration companies charge about $100–$200 to roll at night or on weekends (Fixr, 2026) — this calculator carries $150. Do the arithmetic against waiting: equipment alone rents for roughly $390 per day on the 300 sq ft reference job, and every day water sits is a day the loss can worsen — clean water wicking through a soaked floor is treated as dirtier the longer it stands. A night call that saves one drying day pays for itself several times over, and a mitigation log showing you responded within hours is exactly what an insurance adjuster looks for. How this estimate is calculated

These notes are written for this tool alone: where its base prices come from, how the low–high window is derived, and what the figure deliberately leaves out.

  • The estimate is assembled like a mitigation work order: an extraction-and-monitoring crew line, an equipment fleet (air movers + LGR dehumidifiers) × drying days, tear-out and replacement for each wetted material, treatments, and debris disposal.
  • Base rates are 2025–2026 national data: extraction at $3.75–$7.50 per sq ft by water category and restoration labor at $70–$200 per hour (Fixr, 2026); Angi's national average of $3,868 and HomeGuide's $2,000–$6,000 typical job anchor the totals; equipment day rates come from the rental market at $30–$75 per air mover and $85–$125 per LGR dehumidifier.
  • The fleet is sized IICRC-style: one air mover per ~70 sq ft of wet surface (scaled 0.75–1.6× by standing-water depth) and one LGR dehumidifier per ~150 sq ft, for the number of drying days you enter.
  • Black (category 3) water automatically adds sanitation, disinfection and a containment/PPE/negative-air setup, and prices hardwood for tear-out and replacement; clean and gray water price hardwood as a drying-mat rescue plus refinishing.
  • Every estimate shows low/typical/high at 80% / 100% / 135% of the computed typical — competitive mitigation bids at the low end, after-hours response, tight access or hidden saturation at the high end.
  • Labor lines scale with your state's labor multiplier; equipment rental, flooring materials and containment with its materials multiplier; disposal with labor.
  • Excludes mold remediation after growth is established, contents and document drying, reconstruction beyond flood cuts and floor replacement, and insurance deductibles.
