What does a typical 100 sq ft remediation job cost?
Treating 100 sq ft of living-space wall runs about $3,120 at national-average rates. The default job here — same area plus 40 sq ft of moldy drywall cut out — lands at $3,200, inside the $1,223–$3,757 band Angi and SERVPRO publish for most projects. The two toggles that move a small job the most are containment level and duct involvement: stepping up to a full negative-pressure enclosure with a decon room, or learning the spores reached the HVAC, roughly doubles the bill — which is why a lowball flat quote built on barrier-only containment may not be pricing the same job.
Can I clean it myself and skip the $2,000 bill?
EPA guidance says under about 10 square feet (a roughly 3×3 ft patch) you can handle cleanup yourself with detergent, gloves and an N95 — anything larger, anything inside a wall cavity, and especially anything that touched the HVAC system belongs to a certified crew. Skipping the containment step is how spores spread to clean rooms.
Does homeowners insurance pay for mold remediation?
Usually only when the mold follows a sudden, accidental covered event — a burst supply line, an appliance failure, storm roof damage. Long-term humidity, slow seepage and deferred maintenance are near-universal exclusions, and many policies cap mold coverage separately from the dwelling limit. Get the cause documented and the insurer's approval in writing before demo starts; the source-fix line in this estimate is often what makes the claim payable.
How long does remediation take?
A contained single-room job is typically 1–3 days on site: containment and cut-out day one, HEPA vacuuming and antimicrobial treatment day two, drying and tear-down day three — and the air scrubber often keeps running 24–48 hours after the crew leaves, still scrubbing the sealed work area. Crawl-space and attic work runs a day longer on access alone; HVAC contamination adds a day or two of register-by-register cleaning. Occupied homes add daily setup and teardown because the household lives around the containment. Independent clearance testing adds its own lab wait — usually a few days — after the physical work is done.
Is post-remediation testing worth $500?
If you're paying out of pocket on a small job, a documented visual clearance usually suffices. If there's an insurance claim, a real-estate transaction, or health complaints involved, spend the $525 (published band $350–$700) on an independent inspector — not the remediation company grading its own homework. Air or tape-lift samples go to a lab and come back in a few days.
Does black mold cost more to remove?
No — remediation pricing is driven by square footage, depth (surface vs. cavity), location and containment, not species. EPA cleanup guidance makes no species distinction, and labs charge the same to identify Stachybotrys as any other genus. If testing is needed for health or insurance reasons it's the same $350–$700 inspection band; crews contain and remove the material either way.
Why is my crawl space quote higher than this estimate — and the attic quote even higher?
Tight or dirty spaces carry the access premiums built into this model: 200 sq ft prices out near $5,900 in a crawl space versus $5,240 in a living space. Quotes above the range usually bundle the real fix — encapsulation, a dehumidifier, improved ventilation ($150–$7,000 in Fixr's prevention band) — which this remediation estimate deliberately excludes. Attic colonies (Fixr averages ≈ $3,500) usually trace to a roof leak or bath-fan venting into the cavity, so price the roof fix too.
