Kitchen Remodel Cost Calculator
A kitchen remodel is the widest-priced project in the house: the same 150-square-foot kitchen can be refreshed for around $13,000 or rebuilt at a luxury level for $90,000 or more. This calculator starts from a size class and finish tier, then each scope toggle adds or removes its own line — cabinets, counters, appliances, flooring, lighting, plumbing moves, wall removal — so the total tracks what you are actually changing. Prices are anchored to 2025–2026 national data and adjusted for labor and material rates in your state.
Published Cost data last reviewed Re-checked quarterly
Typical layouts: small galley, medium L-shape, large kitchen with island.
Cosmetic keeps the layout; luxury means custom everything (≈$85–$600/sq ft).
The single biggest line: installed cabinets run ~⅓ of a typical budget.
Quartz/granite is the baseline; laminate runs ~40% less, marble/quartzite ~40% more.
Fridge, range, dishwasher, microwave — installed and hooked up.
LVP is the baseline; porcelain ≈ 1.4× and hardwood ≈ 1.85× installed.
Recessed layout means new circuits, cans, and island pendants.
Moving supply, drain, vent, or gas lines adds the most labor risk.
Load-bearing work needs a beam, posts, and an engineer's letter.

What this estimate assumes
- National base: mid-range remodel of a ~150 sq ft kitchen at $190/sq ft ≈ $28,500 for the standard scope, before state adjustment.
- Labor-priced lines are scaled by National average's labor multiplier (1×) and material lines by its materials multiplier (1×); permits and disposal follow the labor rate.
- Each line carries its own spread — fixture packages are the firmest, structural wall removal and plumbing relocations the widest — so totals land near 0.75×–1.6× the typical figure.
- Excludes design/architect fees, structural engineering sign-off, HVAC rerouting, and a temporary kitchen setup during the work.

Frequently asked questions
How much does it cost to remodel a 10×10 kitchen?
In this model a 10×10 kitchen (~80 sq ft) runs about $6,800 as a cosmetic refresh, $15,200 mid-range, $27,200 upscale, or $48,000 luxury with the standard scope package. That brackets Angi's reported $10,500–$20,000 typical band for small kitchens, which centers near $12,750.
What share of a kitchen remodel budget goes to cabinets?
Installed cabinets are the biggest single line — roughly a third of the budget in this calculator, and up to about 40% as BobVila reports. Refacing instead of replacing cuts the cabinet line by about two-thirds; custom boxes roughly add another 44%.
Do I need a permit to remodel my kitchen?
Like-for-like cosmetic work usually needs none. Permits come into play once you touch electrical, plumbing, gas, or walls — budget roughly 2% of the project, commonly a few hundred dollars and up to $1,500 in cities with plan review, per HomeGuide's permit data. Expect separate trade permits on top of the building permit: the licensed electrician and plumber pull their own, and their rough-in inspections gate when walls and ceilings can be closed up.
How long does a kitchen remodel take?
HomeGuide's contractor data puts a typical full remodel at 6–9 weeks of on-site work. Add 4–10 weeks of cabinet lead time before demo, and expect 3–5 months end-to-end when a structural wall is involved. The in-project bottleneck most first-timers miss: countertops can't be templated until the cabinets are fully set, stone fabricators then need a week or two, and the plumber returns after the tops land — so plan on the kitchen working without a sink through that final stretch.
Which costs more — moving the sink or removing a wall?
A load-bearing wall removal (beam, posts, engineering) is the priciest toggle here at about 22% of the project budget, versus ~18% for a full island plumbing run with a gas line, ~8% to move the sink and dishwasher, and ~6% for a plain partition wall.
Is a kitchen remodel worth it at resale?
Trade summaries of Zonda's 2025 Cost vs. Value report put a minor mid-range kitchen remodel at roughly 107% of cost recouped — the only kitchen project above 100% — while major mid-range (~49%) and upscale (~35%) remodels recover far less. Spending on refacing, counters, and hardware moves the needle more than a gut renovation.
Why is the estimate range so wide?
Remodel quotes vary with what turns up behind the drywall, local wage rates, and the cabinet tier you choose. Each line here carries its own spread — appliance packages are quoted firmly, while structural and plumbing scopes carry the widest uncertainty — and the whole estimate is re-scaled to your state's labor and material multipliers.

These notes are written for this tool alone: where its base prices come from, how the low–high window is derived, and what the figure deliberately leaves out.
- Size classes map to representative floor plates — small ~80 sq ft, medium ~150 sq ft, large ~250 sq ft — matching the 70–100 / 120–175 / 200+ sq ft bands contractors quote.
- Tier rates are national per-square-foot typicals for the standard scope package: $85 cosmetic, $190 mid-range, $340 upscale, $600 luxury. The mid-range rate sits inside HomeGuide's $150–$250/sq ft full-remodel band and Fixr's ~$150/sq ft average; the luxury rate reproduces six-figure budgets reported for major upscale projects (Zonda Cost vs. Value scale, 2025 trade summaries). Some 2026 retail guides price the mid-range tier higher — Highland Cabinetry's May 2026 breakdown puts mid-range remodels at $30,000–$50,000 with the same semi-custom-cabinets-plus-quartz scope — so read the model's mid-range default (≈$28,500 for a 150 sq ft kitchen) as the conservative lower edge of the 2026 band.
- The default inputs (medium, mid-range, semi-custom cabinets, quartz counters, standard appliance package, LVP, updated lighting) total $28,500 — consistent with the ~$27,000 national average and $14,600–$41,500 typical band reported by Angi data via BobVila and Fixr.
- Scope shares follow published budget breakdowns (cabinets ~36% installed, appliances ~14%, counters ~10%, flooring ~8%, lighting ~7%), with option multipliers priced from per-item data — e.g., refacing at roughly a third of replacement cost.
- Every line is scaled by the state's labor or materials multiplier from our BLS OEWS/CES + RSMeans CCI synthesis (regional.ts); permits and disposal follow the labor rate.
- Ranges multiply each line by a scope-specific spread (±15–40% for fixtures; −40%/+90% for structural work) and sum low and high independently, so the itemized breakdown always adds up to the headline totals.
- Excludes design fees, structural engineering, HVAC relocation, and temporary kitchen setup — those price separately on top.
