Do I need a permit to replace a water heater?
Yes, in nearly every US jurisdiction — a water heater is a plumbing and (for gas) fuel-gas appliance, and an unpermitted install can fail a home sale inspection. Is an expansion tank really required?

How long should a tank water heater last — and when should I replace rather than repair?
