Tile Takeoff Calculator

A tile order is won or lost on arithmetic: under-order and your dye lot is gone before you buy the last box; over-order and you have paid for a pallet the store won't take back. This takeoff turns your room area, tile size and layout pattern into whole tiles, whole boxes, 50-lb thinset bags and pounds of grout, using the same coverage charts installers work from. Dollars shown are materials only at your state's rates — the Tile Installation Cost Calculator handles the installed number.

Length × width of the floor or wall. For showers, add each wall separately.

Long side of one tile, measured face-on — actual size, not the nominal box size.

Short side of one tile. A 12×24 plank is length 24, width 12.

Diagonal and herringbone cut every border tile at an angle — that waste is real tile you must buy.

Wider joints and smaller tiles mean more grout per square foot.

Printed on the carton — typically 10–11 for 12×12, 5–6 for 12×24 planks.

Membrane adds a full bond coat: one extra 50-lb bag per 100 sq ft (Schluter).

Prices the takeoff only; skip it if you just need quantities.

What this estimate assumes

  • Order 23 whole boxes: 230 sq ft of tile covers your 200 sq ft with 10% cutting waste for a straight / stacked layout.
  • Thinset: 3 × 50-lb bags at 80 sq ft per bag (1/4" square notch).
  • Grout: 42 lb (2 × 25-lb bags) at a 3/16-inch joint — use unsanded grout at 1/8" and narrower, sanded for wider joints.
  • Dollars are materials only — tile priced at the mid-range porcelain midpoint of $9/sq ft, thinset + grout + spacers at our $2/sq ft national setting allowance. Labor is not included: use the Tile Installation Cost Calculator for installed cost.
  • Range is 80%–135% of the computed typical — buy-the-extra-bag pricing vs. sale-priced tile, and material dollars scale with your state's materials multiplier.

Smaller tiles and wider joints burn more grout; larger formats demand deeper thinset with a bigger notch. Quantities in each label come from the same model the calculator runs.

Frequently asked questions

How much extra tile should I buy for waste?

It depends almost entirely on the layout, not the room: 10% covers straight-set and brick/offset joints where cuts land only at walls, 15% for 45° diagonals, and 20% for herringbone. On a 200 sq ft floor that is the difference between ordering 230 sq ft straight-set and 240 sq ft herringbone — same floor, three extra boxes. Keep one unopened box as attic stock for future repairs, and buy every box from the same dye lot.

How many 50-lb bags of thinset do I need for 100 square feet?

For standard 12-inch tile with a 1/4-inch square-notch trowel, 2 bags (2 needed at ~80 sq ft per bag). Large-format tile takes a deeper 1/2-inch notch and burns through coverage: budget 3 bags for 16-inch-plus tile at ~45 sq ft per bag — and if the spec calls for back-buttering every plank (common on 24-inch formats and glossy porcelain), plan on landing at the bottom of that coverage band. If you are setting over an uncoupling membrane like DITRA, add one more bag — Schluter figures one 50-lb bag per 100 sq ft just for the bond coat in the membrane waffles.

How much grout does 12×12 tile need?

At the standard 3/16-inch floor joint, a 25-lb bag covers about 120 sq ft — matching The Tile Shop's published chart of 115–125 sq ft per bag. Grout demand scales with joint width and drops as tiles get bigger: 24×24 tile at 3/16" stretches the same bag to roughly 190 sq ft, while 2×2 mosaics can eat 25 lb in under 60 sq ft. The calculator rounds up to whole bags.

Does herringbone really need 20% more tile?

Yes, and 20% is the middle of the professional range, not the ceiling — herringbone and chevron cut every single tile, and perimeter cuts are all angled, so installers commonly plan 15–25%. Diagonal layouts are the next hungriest at ~15% because every border tile is cut twice. If your room has many jogs, insets or an island, lean to the top of the range.

How many tiles come in a box?

It varies by product, which is why the calculator asks: common counts are 10–11 pieces per box of 12×12 (about 10–11 sq ft), 5–6 pieces of 12×24 plank, 20+ mosaic sheets, and as few as 4 for 24×24 large format. The count is printed on the carton. Boxes are always sold whole — the takeoff rounds your piece count up to complete cartons, since partial boxes don't exist and dye lots won't match later. And if your order lands within a box of a round number anyway, keep it: breakage in transit is real, and an unopened attic carton is what makes a future crack repair invisible.

Sanded or unsanded grout — which do my joints need?

Unsanded for joints 1/8 inch and narrower (it packs into tight lines without bridging), sanded for anything wider — the sand stops shrink-cracking in fat joints. Most floor installations on this calculator's default 3/16-inch joint take sanded grout. Vertical walls and glass or soft stone tile often specify unsanded even at wider joints so the abrasive can't scratch the face — check the tile's datasheet.

Does this include installation labor?

No — this is a materials takeoff only: tile, thinset and grout in buyable units. Professional installation typically adds $4–$15 per sq ft in labor on top of materials (Angi's 2025 data puts all-in ceramic installs at $12–$45 per sq ft). For a full installed-cost estimate with substrate prep, waterproofing and demo, use the Tile Installation Cost Calculator.

My tile is a nominal 12×24 but measures 11⅞ × 23¾ — which do I enter?

Enter the actual face dimensions off a real tile, not the nominal size on the box. Nominal sizes round up to the nearest inch and can overstate a plank's face by a couple of percent — enough to skew a big order by a box or two. The grout joints absorb the fractional difference, and modular sizes are designed for that. Ungauged natural stone varies most of all; measure two or three pieces and average.

How this estimate is calculated

These notes are written for this tool alone: where its base prices come from, how the low–high window is derived, and what the figure deliberately leaves out.

  • Quantities: pieces = area × pattern waste ÷ tile face area, rounded up to whole tiles, then up to whole boxes at your pieces-per-box count — you buy cartons, not tiles.
  • Waste bands are 10% straight / brick, 15% diagonal, 20% herringbone — the middle of published installer guidance (straight 5–10%, diagonal 10–15%, herringbone 15–25%).
  • Thinset uses The Tile Shop's 50-lb-bag coverage chart by tile size: 95 sq ft (mosaics, 3/16" V-notch), 80 (4–12", 1/4" square notch), 65 (12–16", 3/8" notch), 45 (16"+, 1/2" notch); an uncoupling membrane adds one bond-coat bag per 100 sq ft per Schluter's DITRA-HEAT FAQ.
  • Grout pounds come from the joint-volume geometry — (L+W)/(L×W) × joint width, calibrated to The Tile Shop's sanded-grout chart (12×12 at 3/16" ≈ 115–125 sq ft per 25-lb bag) with a tile-size correction so large formats and mosaics stay inside the published bands; totals round up to whole 25-lb bags.
  • Optional dollars are materials only: tile at tier midpoints of Angi's 2025 material bands ($4 ceramic / $9 porcelain / $20 stone-glass per sq ft) and thinset + grout + spacers at the $1.75/sq ft setting allowance from our tile-installation cost model.
  • Material lines scale with your state's materials multiplier; no labor lines exist in this tool — installed cost, substrate prep and demo live in the Tile Installation Cost Calculator.
  • Excludes: backer board and membrane materials, self-leveler, waterproofing, grout sealer, spacers (trivial cost), tools, and delivery.
