Chimney Repair Cost Calculator

Masons price chimney work by the failure they find — failed mortar joints, a cracked crown, rusted flashing, a missing cap, an unlined flue, a damaged firebox — and two chimneys with the same "repair" can quote hundreds apart just from roof access. This calculator prices each issue the way a chimney crew bids it, adds the ladder or staging your chimney's height demands, and adjusts labor and materials for your state. Run it before collecting quotes and a lowball or padded bid will be obvious.

Each issue has its own pricing track; the questions below adapt.

Brick above the roofline on all sides — ~40 sq ft single-story, ~120–160 two-story.

Drives the working-at-height labor premium, staging size and liner length.

Fixr lists scaffolding at $50–$200; tall chimneys need full staging.

Applies to tuckpointing and firebox work — matching old brick costs hours.

What this estimate assumes

  • Range is 80%–135% of the computed typical — chimney quotes swing the most with roof access, hidden flue damage and how much brick has to be matched.
  • Priced 80 sq ft of exposed chimney face at $12/sq ft with standard red brick — a 1.5-story chimney shows roughly 60–100 sq ft above the roofline.
  • Labor lines scale with your state's mason rates, material lines (mortar, cap, liner kit, flashing stock) with its material prices.
  • Access equipment is scaled with local labor rates (Fixr lists scaffolding at $50–$200 per job; full staging on tall chimneys runs several hundred more).

Resurface — new wash over forms (one crown)$1,010$1,260$1,710
Tear-off & rebuild (one crown)$1,780$2,230$3,010
Hairline cracks take a brushable sealant; spalled washes get re-troweled over forms; separated or badly cracked crowns must be torn off and recast with a proper overhang and drip edge.

Frequently asked questions

How much does chimney tuckpointing cost?

Most chimney repointing jobs land between $500 and $2,500 — HomeGuide and Fixr publish the same band, and Angi's March 2026 data puts the average at $1,200. In this model an 80 sq ft face on a 1.5-story chimney with scaffold access runs about $1,337; height and brick matching, not the mortar itself, are what push a quote toward the top of the range.

316 vs 904 stainless liner — which one do I need?

316-grade handles seasoned wood in a fireplace or stove and is the standard relining choice; 904 has more nickel and resists the acidic condensate that coal and multi-fuel appliances produce, so it lasts longer under corrosive use. In this model upgrading a 25-ft flue from 316 to 904 adds roughly $877 (about 35% on the material side of the kit).

Why does chimney flashing keep leaking even after it's 'repaired'?

Because a bead of roof cement over rusted metal is a patch, not a repair — it buys one or two seasons. A lasting fix replaces the step flashing up the roof slope and the counterflashing cut into the chimney's mortar joints as two interlocking pieces. A reseal runs about $410 while a full replacement in new metal is the version that actually ends the leak.

Does homeowners insurance cover chimney repair?

Usually only for sudden events — a chimney fire, lightning strike, or a tree limb that cracks the stack. Gradual wear (spalling brick, a washed-out crown, failed mortar joints) is treated as deferred maintenance and excluded, which is why annual sweep inspections matter: a documented clean bill of health is your evidence that any later damage was sudden. Chimney-fire claims typically require a certified sweep's report and a Level 2 camera inspection before the carrier pays for a relining, and carriers have been known to non-renew homes with visibly deteriorated stacks — one more reason to fix crown and flashing problems before they photograph badly.

How long does a chimney liner installation take?

Most single-flue relines are a one-day job: the crew drops the insulated kit from the top, connects the appliance, and caps it in 4–8 hours. Three things stretch it: breaking out old clay tiles first (hours of chain-weight work), a flue shared by a furnace and water heater — each appliance needs its own correctly sized liner, never a shared one — and sizing itself, since an undersized liner causes the condensation and draft problems the liner exists to prevent. Reputable crews run a Level 2 camera inspection before and after the reline ($300–$600 per Fixr) to document the flue's condition.

Do I need a permit or an inspection before chimney repair?

A Level 1 visual check runs $55–$250 (HomeGuide); a Level 2 camera inspection — required after any chimney fire, before relining, or when selling a home — runs $300–$600 per Fixr. Many municipalities permit chimney relines and rebuilds since they touch the heating vent system; caps, flashing and tuckpointing generally don't need one.

When is a chimney not worth repairing — when do I rebuild instead?

If more than a third of the exposed brick is spalling or the stack leans, patching it is paying twice: repointing a failing stack, then rebuilding it in five years. Repairs that stack up past $4,000–$5,000 (reline + crown + tuckpointing) on a badly deteriorated chimney are the point where most masons quote a partial or full rebuild instead, roughly $4,000–$8,000+ for a standard residential stack.

What drives the price difference between two quotes for the same repair?

Access and brick. A crew that rents perimeter staging ($700+ in this model) quotes higher than one that works off roof jacks; matching 50-year-old brick — custom color-matched (+15%) or salvaged reclaimed (+25%) — adds real hours over standard red brick. HomeGuide lists masons at $40–$60 per sq ft for brick replacement work, so surface area and scaffolding explain most of the spread.

How this estimate is calculated

These notes are written for this tool alone: where its base prices come from, how the low–high window is derived, and what the figure deliberately leaves out.

  • Six issue tracks are priced the way chimney masons bid: per square foot of exposed brick face (tuckpointing), per crown option, per flashing scope, per cap material, per linear foot of flue for relines, and per firebox scope.
  • Base rates come from two 2025–2026 national guides fetched this session: HomeGuide's chimney repair cost guide (typical jobs $200–$1,200, average $550; crown $150–$400/$600–$1,200/$1,000–$3,000; tuckpointing $500–$2,500; flashing $200–$500 repaired / $300–$1,500 replaced; caps $200–$700 installed; relining $900–$7,000, most $1,200–$4,600) and Fixr's (most homeowners ~$750; caps $300–$600; repointing $500–$2,500; flashing $200–$800; crowns $750–$3,000; liners $1,200–$4,600; mason labor $50–$150/hr; scaffolding adds $50–$200).
  • Tuckpointing is modeled at $12/sq ft of exposed face (20% mortar, 80% mason labor) — it reproduces both guides' $500–$2,500 job band and Angi's $1,200 March-2026 average at 80 sq ft with access.
  • Liner kits are priced at $95/linear ft installed with the insulation wrap, tee and rain cap included; the material side of the kit carries a +35% premium for 904-grade, consistent with the $750–$3,000 DIY materials range Rockford Chimney Supply publishes.
  • Every estimate shows low/typical/high at 80% / 100% / 135% of the computed typical — the spread between straightforward jobs and ones where hidden flue damage, brick matching or difficult access inflate the bid.
  • Labor lines (mason and roofer time, working-at-height premium, scaffold) scale with your state's labor multiplier; material lines (mortar, flashing stock, cap, liner kit, firebrick) scale with its materials multiplier.
  • Excludes the chimney sweep ($150–$375), Level 2 camera inspection ($300–$600), waterproofing ($150–$400), structural rebuilds, and appliances — a full rebuild or new fireplace is a different project.
