Verbal promises mean nothing if they are not in the written contract. If a contractor says they will include additional work, use premium materials, or complete the job by a certain date, get it in writing before you sign. The contract is the document a court will examine if a dispute arises, and any terms not memorialized in writing are extremely difficult to enforce.

Payment Terms & Protections

Your intercom system contract should specify a payment schedule that protects your investment. Never agree to pay more than 30% upfront, and ensure subsequent payments are tied to verifiable milestones. The final payment โ€” typically 10-15% of the total โ€” should be withheld until you have completed a thorough inspection and are satisfied with all aspects of the work. This final payment is your leverage for ensuring punch-list items get addressed promptly.

Include a clause requiring the contractor to provide lien waivers from all subcontractors and material suppliers before each payment. Without these waivers, you could be held liable for unpaid bills even after you have paid the general contractor in full.
